All the information we have is from public records. Specifically, all private property owners are registered with the county in which their property is located. This information is available to the public and searchable.
How does Hang Your Hat Properties LLC determine their offer price?
We determine our offer price based on several factors such as location, topography, acreage of the property, and proximity to roads and utilities.
How long does it take for you to buy my property?
Some transactions can close in as little as five days. However, others may take several weeks or even a month or two. For smaller properties, we can typically close the transaction in-house, allowing us to buy your property very quickly as there isn’t a title company involved. However, with larger properties, we usually elect to use a title company to complete the transaction. Although title companies may take several weeks to facilitate a transaction, their use is imperative in transactions larger than $5,000.00. This is our company policy.
Will Hang Your Hat Properties still buy my property with back taxes?
As long as the back taxes are within reason, we will assume them when the transaction is complete.

Is this a scam?
No. We are a legitimate real estate investment company that deals in vacant land. We want to buy your property. There are a lot of slick operators out there who give real estate a bad name. We have found that they don’t last long. We are a family-run business in this for a long haul, and we will earn your trust.
How did you get my information?
We acquire information about the owners of vacant land from county tax rolls. This information is available to anyone who requests it. Your property fits the criteria for the kind of property that we want to buy, so we sent you an offer.
Why would I want to sell my property to you?

Access to the property, the condition of the property or neighboring properties, water, fires, etc. can all affect our ultimate decision. We will talk with you about any mitigating factors. Property that needs to go through probate can also pose a challenge.
Your offer seems low. Could I get more if I listed with a realtor?
Yes, our offer is lower than what the “Retail” price of your property might be. Keep these factors in mind:
- Many people find that when they list vacant land with a realtor, it can take 6 – 12 months to sell.
- Realtors can often be inattentive after getting their listing and are not experienced in working with vacant land.
- You will have to pay fees to the realtor and many people have to pay closing costs to sell their property.
Why can it take so long to sell vacant land?
Banks do not lend money on vacant land. Because land cannot be mortgaged like a house, the pool of buyers for vacant land is small. In addition, most buyers and realtors only have experience with houses. Because vacant land is a less understood type of real estate, it is often not marketed effectively. As such, it sits on the market for a long time.
What can you do for me that a realtor cannot?
